A turnover is a deadline, not a task

Regular cleaning has a window. A turnover has a guest arriving at 4pm whether or not the unit is ready, and a review waiting on the other side of it. Everything about how we run this service follows from that.

You give us the checkout and check-in times. We commit to a window inside them and we tell you when we are in and when we are out. If checkout runs late or the unit is worse than expected, you hear from us immediately rather than at 4pm.

What is included

Every turn: full clean of the unit — kitchen, bathrooms, bedrooms, living areas, floors. Linens stripped and remade with your fresh sets, towels replaced, beds staged properly. Dishes done and put away. Trash and recycling out. Fridge emptied of anything left behind. Surfaces sanitized.

Restocking: toilet paper, paper towels, soap, shampoo, coffee, dishwasher tablets — whatever you supply, we place it and tell you when stock is running low.

Staging and report: the unit set the way your listing photos show it, and photos sent to you when we leave so you know it is ready without driving over.

Damage flags: anything broken, stained, missing or wrong, reported with a photo the moment we find it — while there is still time to do something about it.

Where the demand is down here

South Dade has a real short-term rental market and it comes from four places. Homestead-Miami Speedway fills the calendar on race weekends. Everglades and Biscayne national parks bring steady traffic through the winter. US-1 is the corridor down to the Keys, so a share of guests are stopping for a night on the way. And Homestead Hospital and the Air Reserve Base generate medium-term stays for traveling staff and families.

The practical effect is that the busy stretches here are not the same as Miami Beach. Race weekends and the December-through-April park season are when everything is booked, including cleaners. If you host near the Speedway, get those dates in the schedule early.

Linens

Two ways to run it. You keep two or three sets per bed on site, we strip and remake with a fresh set each turn and run the laundry in the unit. Or you use a linen service and we swap the sets. Most hosts with back-to-back bookings find the on-site sets work better, because in-unit laundry between a 10am checkout and a 4pm check-in is tight but doable, while a delivery that does not arrive is not.

Pricing

$95 for a one or two bedroom, $130 for a three bedroom, $165 for four or more. That is the whole turn including linens and restocking, not a base rate with everything added on. Multiple properties or high-volume hosts, talk to us — we will set standing pricing and keep places in the schedule.

Same-day turns

Back-to-back bookings are normal for us, not an exception we charge extra for. Seven days a week, 8am to 8pm, and with four cleaners we can run two units in the same window when you need it.
