Construction dust is not house dust

Drywall dust is fine enough to pass through a household vacuum and settle straight back out of the air. It packs into window tracks, sits inside vents and behind outlet plates, and clings to every surface with a static charge. Clean a new house with a normal rotation and a week later it looks dusty again, because the dust never actually left — it was just moved around.

Post-construction work needs HEPA filtration, a top-down sequence, multiple passes, and the right solvents for adhesive, grout haze and paint. It is a different job, which is why it is priced differently.

What we handle

Debris and residue: stickers and labels off windows, appliances and fixtures; adhesive and tape residue; paint flecks and overspray on tile, glass and hardware; caulk and silicone smears; grout haze on new tile; drywall compound spots.

Systems and surfaces: vents and registers, inside cabinets and drawers, the tops of cabinets and door frames, light fixtures and fan blades, switch plates and outlet covers, window tracks and sills, baseboards.

Finish: all glass and mirrors, all fixtures polished, floors vacuumed with HEPA and then mopped, garage swept.

Rough, final and touch-up

Most builders want a final clean before handover or photography, and that is what the $0.30 per square foot price covers. We can also do a rough clean mid-project once the dust-generating trades are done, and a light touch-up right before a walkthrough or a showing — useful because construction dust resettles for a week or two after the final clean no matter how well it is done. Ask and we will price the sequence rather than selling you three full cleans.

Why this matters in south Dade specifically

Subdivisions are still going up through Homestead and Florida City, including a significant amount of workforce and affordable housing. That is a steady flow of handovers, and almost none of the cleaning companies advertising in this market offer post-construction as an actual service with the right equipment. We do, we are local, and we can be on site the day the trades finish rather than a week later.

Working with builders and agents

Certificate of insurance on file before the first job. Agreed per-square-foot pricing across a project so nothing needs quoting unit by unit. Photos sent when a unit is finished if nobody is on site. And we schedule to your handover date, including weekends, because a closing date does not move because a cleaner was busy.

Renovations too

The same service applies to a kitchen or bathroom remodel in an occupied home — usually a smaller job, and it hits the $350 minimum rather than the square-foot rate. Worth doing properly: renovation dust spreads through an occupied house far beyond the room that was worked on.
